The Client

Trevet is a property development and project management company based in Western Australia. They specialise in residential, commercial, and mixed-use developments, with a focus on quality, sustainability, and long-term community value.

The Challenge

This large-scale masterplan project required transforming complex real-world development data into a cohesive, visually accurate 3D flythrough. With dozens of stakeholders contributing direction at different stages, the primary challenge was aligning architectural intent, terrain accuracy, and streetscape realism into one unified scene. The evolving material palettes, varied house types, and facade treatments demanded meticulous modelling to avoid repetition and maintain a premium coastal/Hamptons aesthetic across both precincts. Accurate terrain reconstruction proved essential, as the estate sits on a sloped site.

This required rebuilding the entire environment using Google Earth elevation data and survey alignment before any house placement could begin. Lot-by-lot decisions, such as garage orientation, double-storey allocations, setback consistency, and tree sizing, added another layer of precision. Iterative feedback loops from the client introduced further refinements, including changes to the fencing covenant, adjustments to vegetation, and updated facade diversity requirements. Balancing technical constraints, visual quality, and a large volume of dwellings within tight delivery expectations was the central challenge, ensuring the final flyover would reflect a realistic, lived-in community that met the client’s expectations for accuracy, detail, and aesthetic integrity.

Our Solution

We approached the project with a structured, accuracy-first workflow to bring the evolving masterplan to life. The site was fully rebuilt using Google Earth terrain and survey alignment, ensuring every house, road, and setback sat naturally within the sloped landscape. From there, we developed a controlled placement system for all dwellings, applying the approved single- and double-storey allocations, garage-on-low-side rules, and consistent 6-metre setbacks.

To achieve the high-spec coastal/Hamptons aesthetic, we created a rotating library of facade variations, blending render, weatherboard, brick, stone, and timber accents to avoid repetition across streets. Landscaping was refined in line with client direction, replacing large front-yard gums with smaller species and adding life elements such as cars, people, and selected pools for realism. Technical adjustments, including the update to Colorbond Woodland Grey fencing, were integrated across the entire estate.

Rebuilt the estate using survey-aligned Google Earth terrain for accurate slopes and levels
